  1. Is Buying and Selling Real Estate on the Internet Legal in Washington State?
    Yes of course! When the Buyer and Seller agree to use our on-line services, they agree that the use of email, scanned documents, e-signatures, as well as Fax, USPS and Fed-X are all acceptable means of communication of our legal real estate agreements. Federal Law now permits electronic signatures to purchase real property using Internet services anywhere in the United States. Of course, we still do it the old fashion way in our office, using real sheets of paper with Buyer and Seller signatures in ink.   2. How long does it take to have the Purchase and Sale Agreement finished and ready for the Buyer and Seller's signature?
    Normally, the Broker can have your paperwork ready the next business day, depending on the amount of volume. When you finish the questionnaire on our Real Assist program, a notice is sent to the Broker via email. The Broker will contact the parties through email or telephone if there are any questions or clarifications.   3. Can we make changes to the Agreement?
    Yes, just log back on and use our various forms to update or change the conditions of you agreement. No data is lost and you can pick back up where you last left off. We have available all of the forms necessary for any changes or addendums you may need.   4. What percentage of the sale does Paradise Real Estate get?
    Paradise Real Estate charges a flat fee commission of just $375, regardless of the price of the sale. This fee includes preparation of all Purchase and Sale Agreement forms, collection of Earnest Money Deposit, and opening Escrow at a Title or Escrow office of your choice. You can purchase additional services from Paradise Real Estate, such as Broker consultations at $120/hr.
     
  5. When do I use your Service? At what point in the home sales or purchase process?
    When the Buyer and Seller have reached a common verbal agreement is the right time to use our service. Having a signed Purchase and Sale Agreement is the FIRST STEP in closing a sale. The purchase of real property in the state of Washington requires a signed Purchase and Sale Agreement in order to be enforceable. Additionally, the Buyer's lender and appraiser will need a copy of the agreement to proceed with the loan process.
     
  6. Why use this service instead of a traditional real estate agent?
    A traditional Real Estate Agent (Realtor) will typically charge a percentage commission of the sale price. The national average is above 5%. That amounts to $5,000 for every $100,000 in property value. Our low flat fee of $375 represents a tremendous saving to parties, as well as being fast and convenient for everyone.
     
  7. What happens after the questionnaire is completed?
    After you finish filling out the questionnaire, the information is securely sent to the Broker of Paradise Real Estate. The Broker will then prepare your Purchase and Sale Agreement for your signatures. Depending on the Buyer and Seller preferences, the documents can be signed in our office, emailed, faxed or Fed-x'd to the parties for signature. There is an extra charge for Fed-X each way. Once both Buyer and Seller have signed their documents and returned them to our office, the Earnest Money and a copy of the agreement will be delivered to the Title Company and we open Escrow on your behalf.
     
  8. Should the buyer or the seller use this service?
    Paradise Real Estate has designed Real Assist so that either the Buyer or the Seller may fill out the questionnaire and pay for the service. The parties may sit down together at a computer and fill out the form or one party can gather the necessary information from the other party. In the past, it has been more common for Sellers to request our services, however now with Real Assist, either party can request our service via the Internet.
     
  9. What is Escrow?
    Escrow Services are provided by Title Companies, Escrow Companies and attorney offices. In the Walla Walla region, Title companies also have Escrow Services as part of their business model. Paradise Real Estate will open Escrow for the Buyer and Seller, by depositing the Buyer's earnest money and a copy of the Purchase and Sale Agreement with the Title company of your choice.
     
  10. What's my liability if I use this questionnaire?
    As with any legally binding agreement, the Purchase and Sale Agreement you sign states that the Buyer and Seller are ready, willing and able to purchase and sell real property in the State of Washington. The party who pays for our service is liable to Paradise Real Estate to honor their credit card or personal check covering our fee.
     
  11. Where is this service valid?
    This service currently covers property in Walla Walla and Columbia counties in Washington State. It'll soon expand to other counties and states throughout the Northwest.
